6. Closing

The closing is the final step in the process. It’s also a financially charged event where a LOT of puzzle pieces must come together. The main parties involved in your closing will be you, your Thrive Advisor, your mortgage company, the title company, the buyer, the buyer’s agent and your Transaction Concierge. To prepare, we gather and coordinate all the necessary financial documents in advance of your closing so that you have plenty of time to ask questions, understand each document and consult with your Thrive Advisor to make any adjustments needed. We also provide all the real estate documents to you in advance as well for the same reason. That way, you can walk into your closing with confidence and clarity.

1. Pricing

This is the first step in the process of selling your home. Pricing your home accurately is the single most important factor to ensure it sells. Many sellers make the critical mistake of determining first how much money they want to get, or how much money they’ll need to buy their next home. But it is critical to allow the market to dictate the price of your home rather than you dictating the price to the market. To do that, Thrive Advisors use 4 main tools: 1) trend data 2) macro data (the overall regional market), 3) micro data (the data for your specific neighborhood and 4) our knowledge and understanding of how buyers make decisions.

2. Preparing

It can be difficult, if not impossible, to prepare your home for the market objectively. You love your home, and it has loved you! But now it has come time to part ways, and let a new owner enjoy it. After living in our homes, we all become blind to needed repairs, upgrades and blemishes. We also don’t tend to notice just how much stuff we really have. And we may underestimate the time, work and stress it will take to get ready for the market. 3. Marketing

4. Negotiating

More goes into a negotiation than is commonly understood. Unfortunately, many sellers (and agents) focus too heavily on negotiating the price. The price of your home is important, but it’s not the only thing to consider. Did you know in the standard state contract there are 16 different ways for the buyer to terminate, get their earnest money back, and have zero obligation? That’s a lot of risk to carry as the seller, because if your buyer wants to get out of the contract they can – but you can’t. There is no legal way for you to terminate (even if you get a better offer). Through the years we’ve developed negotiation tactics that not only net you the most for your home, but also shift some of the risk back to the buyer.

5. Due Diligence

After going under contract with a buyer, many sellers (and agents unfortunately) believe that they can sit back and coast to the closing. However, there is much to overcome during the Due Diligence phase: title work, HOA documentation (if applicable), inspections, repairs and appraisals are the most common hurdles to overcome. Each of these steps represents a time at which the contract can be re-negotiated, and if not handled properly, even terminated.
