Building a new home can be an amazing and yet exhausting experience…there is much to consider when building a new home. There is also much to educate yourself on BEFORE embarking on a new build home project.
Many people jump right into questions about costs, and timelines. However, we have found that the best place to start is to ask yourself questions that reveal if you are a good fit for a new build…yes, believe it or not, some people just are not good fits for new builds!
Many people also confuse Custom Homes with Semi-Custom Homes. While Custom Homes offer the most versatility, they are also the most cumbersome. Semi-Custom homes are a nice alternative that do not require as much planning, yet still offer a lot of flexibility in design and finishes. Lastly, the “Spec Home” can also be a good choice for people who do not want to “Start from Scratch” but would still enjoy the ability to choose their end finishes like tile, countertops, cabinets, and carpet.
Here is a little guidance on what each means…
Custom Home – a home that not only doesn’t exist yet, it hasn’t even been thought of yet. You start with a blank canvas, literally. You work with an architect, designer, builder, general contractor and superintendent.
Semi-Custom Home – a home that doesn’t exist yet, however it does exist on paper. The architectural drawings are complete, and the overall layout and design is done. However, you still have the ability to select finishes, and tweak small details of the home like light placements.
Spec Home – a home that is done or almost done. Very little can be changed with these types of new builds. Sometimes, if we catch the builder in time, small changes can still be made like cabinet hardware and wood stain color.
At Thrive, we take a “hands on approach” to the process of deciding what might be best for you. If you are interested in Custom Homes or Semi-Custom Homes, We will introduce you to several builders so that you can speak with them directly about their process and their product. If you are more interested in a Spec Home, we will introduce you to many developments in and around Denver, as well as connect you with Design Specialist at each.
Through our experience with working with hundreds of buyers each year, we will help guide you through the process of your choice. Each step of the way you will have the comfort of your “home building concierge” at your side. From the pre-planning phase, to the contract phase, to the upgrade phase, to the inspection phase (yes, new build homes need inspections too!), all the way to the final walk thru, closing and beyond…we will guide you from start to finish!
