What are Due Diligence Documents?
Due Diligence Documents are any documents that the seller may have pertaining to the home.
They usually fall into these categories:
- Inspection reports & appraisals
- Warranties (appliances, windows, roof, etc)
- Invoices or Receipts for work done over $500
- Manuals (appliances)
What do I do with these documents?
Due Diligence Documents are just for your review. There`s nothing else to do with them unless you find something in these documents that you don`t like – in that case, you`ll have until your Due Diligence Documents Objection Deadline to “object“ to these documents, terminate the contract, and get your earnest money back. Your objection deadline can be found in section 3.1.35 of the contract.
It is important to keep in mind that the Seller may not have many or even any of these documents. They are only required to send you what they have in their possession.
