The Closing

You’re almost there – let’s get ready for CLOSING!

The big day is almost here!
Below are some things you need to know to ensure a smooth closing…
Please read this carefully as it contains important information to prepare for your closing.

What you need to know about the final steps to
buy your home.

1.
Location

We will coordinate with you to establish the date and time for your closing, as well as the location. Please allow time for traffic, as well as parking.

2.
Money

Please be sure to wire your total “cash to close” no later than 72 hours prior to closing. Wires usually take 24-48 hours to arrive at the Closing Attorney. Some Closing Attorney offices may provide a way for you to transfer funds to them – they may communicate this through an email with a link.

This is critical – WIRE FRAUD IS RAMPANT. Therefore, no matter how you decide to get your funds to the Closing Attorney office (wire, transfer, ACH, etc) please be sure to call the Closing Attorney office and verify the wiring instructions (nobody from the Closing Attorney office will ever call you asking for banking info, nor to provide banking info).

3.
Identification

Please be sure to bring your driver’s license or another form of ID (passport or state ID card). The attorney who conducts the closing will make a copy of your license – your name must match how your name appears on the contract. If your name has changed for any reason (ex. you got married), please let your Thrive Advisor know as soon as possible. You will likely need to provide additional documentation prior to closing if that is the case.

4.
Keys

Arrangements to obtain the key(s) to your new property should be made through your Transaction Specialist at Thrive, or your Thrive Advisor. If the seller has a Post Closing Occupancy Agreement, you might not obtain the keys until the date of possession.

5.
Final Walk Thru

It is a good idea to arrange a Final Walk Thru for the property. This walk thru is for you to verify that the property is in the same condition (or better) as when you went under contract. Final Walk Thru’s are not required, but they are recommended. You should coordinate this with your Thrive Advisor.

6.
Utilities

You’ll want to get your utilities switched over to your name the day of closing: water, power and gas, phone, internet, etc.

7.
Moving Out

The seller is not required to hire professional cleaners (unless agreed to in the contract), but the expectation is that the property is delivered to you in “good, clean condition.” This is generally interpreted as:

  • Swept or mopped floors
  • Vacuumed carpets
  • Kitchen surfaces cleaned
  • Appliances cleaned
  • Bathrooms cleaned
  • Everything removed (including from basement, yard, sheds, attic, garage, crawl space, etc)

8.
Insurance

Be sure to contact your insurance agent and let them know you’re closing soon so they can ensure your insurance is in place. You’ll want your insurance fully activated even if the seller is remaining in the property with a Post Closing Occupancy Agreement.

9.
Address Update
