You’re almost there – let’s get ready for CLOSING!

The big day is almost here!
Below are 10 things you need to know to ensure a smooth closing…
Please read this carefully as it contains important information to prepare for your closing.

What you need to know about the final steps to
sell your home.

1.
Location

If you are signing in person, we will coordinate with you to establish the date and time for your closing, as well as the location. Please allow time for traffic, as well as parking. If you are e-signing, the title company will coordinate with you to setup your e-signing date and time.

2.
Money

If you would like your funds wired to you, please bring a voided check to closing, otherwise the title company will issue your proceeds to you in the form of a check. Wire transfers are safer, and will give you access to your funds within 24-48 hours. Checks usually take 7-10 business days to clear.

3.
Identification

Please be sure to bring your driver’s license or another form of ID (passport or state ID card). The title representative who conducts the closing will make a copy of your license – your name must match how your name appears on the contract. If your name has changed for any reason (ex. you got married), please let your Thrive Advisor know as soon as possible. You will likely need to provide additional documentation prior to closing if that is the case.

4.
Keys

Please bring at least 1 key to closing, unless you have made other arrangements for the buyer to access the property. You can leave all other keys, as well as garage door openers on the kitchen counter. If you are remaining in the property with a Post Closing Occupancy Agreement, please coordinate with your Advisor on how you will transfer keys to the new owner.

5.
Final Walk Thru

The Buyer’s Agent will be contacting us to arrange a Final Walk Thru for the buyer. This walk thru is for the buyer to verify that the property is in the same condition (or better) as when they went under contract. If they want to do a Final Walk Thru (some buyers do, some don’t), we will contact you to coordinate a good time.

6.
Utilities

You’ll want to get your utilities switched over the day of closing: power and gas, phone, internet, etc. The title company will handle getting the water and sewer switched over for you (even if your property is part of an HOA).

7.
Moving Out

While you are not required to hire professional cleaners (unless agreed to in the contract), the expectation is that you will deliver the property to the buyer in “good, clean condition.” This is generally interpreted as:

  • Swept or mopped floors
  • Vacuumed carpets
  • Kitchen surfaces cleaned
  • Appliances cleaned
  • Bathrooms cleaned
  • Everything removed (including from basement, yard, sheds, attic, garage, crawl space, etc)

8.
Insurance

Be sure to contact your insurance agent and let them know you’re closing soon so they can arrange to cancel your policy. If you are remaining in the property with a Post Closing Occupancy Agreement, do not cancel your insurance until you move out.

9.
Address Update
